EXCITING NEWS!!! "Opportunity In Living" (OIL) is a HUD approved non-profit organization now participating in HUD's direct sales program in Metro Denver and surrounding areas. We purchase homes at a discount rate and this allows us to pass the savings along to low and moderate income buyers.

Homes ranging in size from 1 to 5 bedrooms

14 month Home Warranty (Blue Ribbon Home Warranty)

Program Requirements

Buyers making an offer should submit all of the following as a packet:
(a) Buyers must pre-qualify through one of OIL's Preferred Lenders
(b) Contract to Buy and Sell
- please allow 3 days for response
      - OIL cannot pay "Buyer Closing Costs" since these are
        non-allowable expenses in this program
(c) Pre-Qualification Letter from your Lender
(d) A copy of your Earnest Money Check
(e) Completed OIL Application
(f) Completed "Buyer Income Verification Worksheet"
      - Household income (not just those on the loan) must be at or
         below the maximum income limits posted above
      - Copies of the Loan Application, GFE and Appraisal will also be
         needed upon completion (not needed at time of Offer submission)
(g) Completed Affidavit of Primary Residence
     - Buyer must be an "owner occupant"
(h) Completed OIL "Addendum A"
